This is new to me and I will research other areas too but thought you guys would know? I am looking at a property that is classified forest.

What are the restrictions that come with a property that is classified?

Does this impact the value?

Can it be taken out? What would the benefits be?

Is it buildable?

What am I missing?

There aren't a lot of restrictions, U just can't run stock on it or doze all the trees off or build on it. It basically just has to remain a natural forest, though you can cut timber, build ponds etc,. How it affects the value would depend on what the next guy that buys it for wants to use it for. You would have to take any part you wanted to build on out of the program. You can take part or all of it out, but you have to pay 10 years (I think) back taxes on the part you take out

Indiana has Classified wild lands Now no separation of Habitat and Forest classifications I have used this for around 20 yrs now never a problem, I would say you could do about any thing wildlife management related even clear cut you cant Build permanent structures on it your land in the program is assessed at 1 dollar an acre for tax purposes the do a walk through every other year or so and you have to fill out a yearly report
